Elyson is a roughly 3,600-acre master-planned community in the Katy area, built on former Katy Prairie farmland just west of the Grand Parkway at FM 529 and Katy-Hockley Road. It opened in fall 2016 and is planned for about 5,500 homes and close to 20,000 residents at buildout. Most of the community is zoned to Katy ISD, with a smaller portion zoned to Cypress-Fairbanks ISD, so the exact school for any home depends on its street. This guide, written for buyers researching the community and current as of October 2026, was built from the community's own materials, the developer, HAR and Katy ISD.
Where exactly is Elyson, and is it inside Katy city limits?
Elyson sits just west of the Grand Parkway (SH 99) at the FM 529 and Katy-Hockley Road intersection, roughly 30 miles west of Houston in the 77493 Katy ZIP code. That places it between Katy and Cypress, on land that was open Katy Prairie farmland before the community broke ground in 2016.
The key geography point: Elyson is in unincorporated Harris County, not inside the City of Katy. It carries a Katy mailing address, but a Katy address does not mean a home sits inside Katy city limits, and neither one determines the school district. This is the same pattern as most newer Katy-area master plans, where services come from the county, MUDs and the community's own association rather than from Katy city government. The moving to Katy guide explains the three-way split between the City of Katy, greater Katy and Katy ISD in full.
Is Elyson in Katy ISD? What schools serve the community for 2026-27?
For most homes, yes: roughly 90 percent of Elyson's planned homes are zoned to Katy ISD, with a smaller portion zoned to Cypress-Fairbanks ISD, according to the community's own 2026-27 parent guide. Katy ISD, which enrolls roughly 95,700 students across about 80 schools on the district's late-2025 dashboard, is one of the largest districts in Texas and has been building fast to keep up with communities like this one.
For the 2026-27 school year, the Katy ISD campuses that serve most of Elyson are Boudny Elementary (Alfred and Ann Boudny Elementary, which opened August 13, 2025 at 7402 Katy Hockley Cut Off Road, inside the community), Nelson Junior High (opened August 2024) and Freeman High School (opened August 2024). Before Nelson and Freeman opened, Elyson fed Paetow High School and other campuses, and the opening of Boudny Elementary pulled its attendance from the former Youngblood Elementary zone.
None of that is a substitute for checking your exact address. Within the Katy ISD side of Elyson, zoning is street-specific: some streets feed Boudny Elementary while others feed McElwain, and every home is assigned a Land Use Zone that fixes its elementary, junior high and high school. Katy ISD's Find My School tool is the official way to verify any address, and the district's attendance boundary page publishes proposed changes before they take effect. The Katy ISD zoning guide walks through this address-based system, and the new schools post covers the campuses that opened in 2025.
How big is Elyson, and who is building it?
Elyson was developed by Newland Communities, the developer behind Cinco Ranch and Seven Meadows in the Katy area, and Brookfield is now the master developer. The plan spans about 3,600 acres with roughly 5,500 homes expected at buildout, and close to 750 acres reserved for parks, trails, lakes and open space.
Building has been steady since the first homes sold in late 2016, and a range of builders work the community in collections. A mid-2026 snapshot of the site listed nine active builders including David Weekley, Brookfield, Perry, Highland, Chesmar and Toll Brothers, with prices running roughly from the mid-$300,000s to about $950,000 depending on builder and collection. Builder lineups, price bands and phase availability all shift, so treat any snapshot as a starting point rather than a quote. The new construction vs. established homes post explains how to price a new build once upgrades and extras are counted.
The amenity program: Elyson House, Lakeside Landing and 750 acres of parks
Elyson's amenity story is built around three anchors, and each opened at a different stage of the community's growth.
Elyson House
The Elyson House opened in fall 2016 as the community's first major amenity, complete before the first homes sold. It includes a year-round pool with lap lanes and a beach entry, a fitness center, a teen and family game room, an event lawn with a stage, a playground and tot lot, and a patio with dining tables and a fireplace around the Elyson Café. Its Prairie-style architecture was inspired by Frank Lloyd Wright.
Lakeside Landing
Lakeside Landing opened in February 2024 on the shore of a 31-acre lake at FM 529 and Elyson Village Drive. It pairs a resort-style beach-entry pool with a lap pool, plus a 24-hour fitness center that is the community's largest, indoor and outdoor fitness areas, an event pavilion and event lawn, club and study rooms, a game room, a playground with a dinosaur dig and a splash pad.
Parks, lakes and trails
Beyond the two amenity centers, Elyson's largest open space is Elyson Commons at Bear Creek, a 145-acre park with a great lawn, outdoor fitness, soccer and basketball, a playground and a dog park. Crescent Park and Compass Lake adds 68 acres with a fishing pier and a kayak launch. All told, residents share close to 750 acres of parks, trails and water. One clarification buyers often hit: when a listing mentions a "32-acre park with a fishing lake" near Elyson, that is Mary Jo Peckham Park, a public Harris County park in Katy, not a resident amenity of the community. The parks and trails post covers the public options in full.
What is the commute from Elyson like?
Elyson sits just west of the Grand Parkway, with FM 529 running past the community and I-10 a short drive south. Most commuters head east on the Grand Parkway or down to I-10 toward the Energy Corridor and downtown Houston, with both airports reachable on the same routes the rest of Katy uses. Drive times swing hard with the clock, so the honest advice is to test the exact route at the hour you would actually travel before you commit to a section. The Katy commute guide has the verified planning numbers for I-10, the Grand Parkway and the Westpark Tollway.
What should buyers check before choosing a section of Elyson?
Because Elyson is large, the experience differs noticeably from one section to the next. Four checks matter most.
- Verify the school zone by exact address. This is the single most important step. Run the full street address through Katy ISD's Find My School tool, because the zone can change with a new campus, as it did when Boudny Elementary opened in 2025.
- Get the HOA and MUD math in writing. As with nearly all Katy-area new communities, Elyson homes carry HOA assessments, and sections served by municipal utility districts add MUD taxes on top of the county and Katy ISD rates. The totals vary by section, builder and closing date, so ask for the exact figures for the home you are considering rather than assuming they are the same everywhere.
- Price the build, not just the base. New-home base prices exclude upgrades, landscaping and closing costs. Confirm what a finished home actually costs in the collection you like.
- Check the flood zone and insurance for the specific lot. Katy is not a flood-free area, and coverage costs vary lot by lot. The first-home checklist runs through the flood and insurance checks buyers should do anywhere in the area.
