Katy ISD and you: how school zoning really works for home buyers

Katy ISD is one of the largest school districts in Texas, enrolling roughly 95,700 students across about 80 schools per the district's public dashboard in late 2025, and the Texas Education Agency's 2025-26 report cards list 95,136 students across 78 schools. But the district does not serve everything labeled Katy, and no one school serves the whole area. Attendance is assigned by exact address, boundaries shift as new campuses open, and parts of the region sit in entirely different districts. Here is how to get it right.

The three-layer mistake buyers make

Buyers often assume that a Katy mailing address means Katy ISD, which means one local school. Each link in that chain can break. A home in Old Katy is in Katy ISD; a home in Tamarron or Jordan Ranch is in Lamar CISD; parts of Sunterra are Royal ISD; and edges of the region touch Fort Bend ISD and Houston ISD. Even inside Katy ISD, a house on one side of a street can feed a different school than the house across it. Community names are marketing; the street address is the fact.

How the districts line up

Based on current district information, Cinco Ranch, Old Katy, Grand Lakes, Seven Meadows, Elyson and Cane Island sit in Katy ISD, with Cinco Ranch largely feeding Cinco Ranch High School and Grand Lakes and Seven Meadows feeding Seven Lakes High School. Firethorne is mostly Katy ISD with a small Lamar CISD corner in its far west. Tamarron and Jordan Ranch are Lamar CISD; Cross Creek Ranch is split, east side Katy ISD and west side Lamar CISD; and Sunterra carries both Katy ISD and Royal ISD sections. Four steps to verify any address

  1. Use the street address, not the subdivision. Two identical homes next door can zone differently in the split communities.
  2. Run the address through the district's own boundary tool. Katy ISD publishes official boundary maps and its enrollment dashboard at katyisd.org; use those before any other source.
  3. Ask about planned campuses. Katy ISD opens new elementaries regularly, and a map is a snapshot. A home near a planned campus can rezone within a couple of years.
  4. Confirm in writing at offer time. Boundaries can change between listing and closing. School assignments are never guaranteed by a seller or an agent.

Why it matters for your budget

School zone is one of the largest price drivers in the Katy market. The same floor plan in the same community can command a material premium on the Katy ISD side of a boundary line, and resale demand follows the district year after year. It is also a lifestyle question: Lamar CISD and Katy ISD have different calendars, programs and high school identities. Choose with the address in hand, and with the district's own maps on your screen.
