Living in Katy, Texas is an independent, research-backed guide to one of Greater Houston's most popular places to live. This site is written for home buyers, sellers and residents who want clear, straight answers about the Katy area rather than marketing gloss. Its central purpose is to explain the real geography of Katy, and the most useful thing it does is distinguish three overlapping geographies that are often confused. The historic City of Katy is the small incorporated city centered on Old Town. The wider “greater Katy” region is where most newer master-planned communities sit, outside city limits but with a Katy mailing address. And Katy ISD is the school district, whose attendance boundaries reach beyond both. A Katy mailing address does not mean a home is inside city limits, and neither one determines the school a child attends. Throughout the site, each community and section is labeled by its true geography so you always know which of the three you are reading about. First, the geography

What is the difference between the City of Katy, greater Katy, and Katy ISD?

The single most useful thing to understand about the Katy area is that the name covers three overlapping geographies. A Katy mailing address does not mean a home is inside Katy city limits, and neither one determines the school your child attends. Here is how the three layers work.

The City of Katy

The incorporated city is small and historic: roughly 28,000 residents by the U.S. Census Bureau 2025 estimate, centered on Old Town Katy, Katy City Hall and the streets near Avenue A through D. City services, Katy Police and the Katy Rice Harvest Festival belong to the city. Few new master-planned homes are inside it.

Greater Katy

Most newer Katy-area homes sit outside city limits, in unincorporated Fort Bend or Harris County, with a Katy mailing address. Cinco Ranch, Grand Lakes, Seven Meadows, Elyson, Firethorne and Sunterra are “Katy” by address and often by Katy ISD attendance, not by city limits. Utilities, roads and services come from the county, MUDs and community associations.

Katy ISD

Katy ISD boundaries, not city limits, define where most families picture “Katy”: the district enrolls roughly 95,700 students across about 80 campuses (district dashboard, late 2025) and reaches into Harris, Fort Bend and Waller Counties. Attendance zones are set by exact address, never by community name.

Throughout this site, each community is labeled with its true geography: City of Katy, greater Katy, an adjacent area such as Fulshear, and its school district. If a label is ever missing, we did not have a verified source for it.
