The story

Built on water, late 1990s

Developer Trendmaker launched Grand Lakes in the late 1990s, with the first homes settling in around 1998-1999, and building continued in phases into the 2010s. The community's signature is water: 27 fish-stocked lakes thread through the neighborhoods, so a surprising share of homes sit on a lakefront or lake-view lot, something rare in the Katy market at any price.

The plan won a National Association of Home Builders Best of American Living gold award for best large community, and residents lean on the amenity network year round: four pools at four community centers, a recreation center with a lazy river, lighted tennis courts, playgrounds, putting greens and an extensive walking trail system. Grand Lakes reads as an older sibling to the newer Katy master plans, with mature trees and an established HOA that keeps the lakes and commons in excellent shape.

Grand Lakes hugs the Grand Parkway (SH 99) near its interchange with Cinco Ranch Boulevard, putting it minutes from LaCenterra, Katy Mills and the Westheimer corridor's daily errands. Grand Lakes is in Katy ISD and is zoned primarily to Seven Lakes High School. As with every Katy ISD address, the assignment is confirmed by exact address, not by community name; walk through the schools guide before you commit.
