The story
Cross Creek Ranch began taking shape in 2006 on former ranchland in Fulshear, with the first homes selling in 2008. Johnson Development took the project over in 2012 and set the plan at roughly 3,200 acres with about 7,000 homes at buildout. The community's centerpiece is water: more than 200 acres of lakes for catch-and-release fishing, joined by the Adventure Island water park with its splash pad and three resort-style pools.
The land itself is part of the feature set. The restored Flewellen Creek corridor runs through the community as a wildlife and wetland greenbelt, and a network of hike-and-bike trails (community sources cite 25 to 45 miles, depending on the year) ties the neighborhoods together. A water reclamation program recycles more than 95% of irrigation water, a genuine sustainability point for a community this size.

The school question
This is the detail that surprises buyers. Cross Creek Ranch is split by an internal boundary: homes on the east side are zoned to Katy ISD, and homes on the west side are zoned to Lamar CISD. The neighborhood association governs the whole plan, but school attendance follows the address line, and the two districts are different institutions with different calendars, programs and high school identities.

The verdict
Cross Creek Ranch is for buyers who want the newest, most amenity-dense Fulshear experience: water views, a water park membership-style life and a community still filling in around them. The trade-offs are the school district split, the longer Katy-core commute, and the fact that being in Fulshear means Fulshear's services and growth pace, not Katy's.
